Our PRE-DESIGN service allows our clients to quickly and effectively evaluate a site’s development potential. Through a rapid process of design thinking supported by our extensive experience in commercial architecture and design, an outlined design rationale is defined and illustrated. 

This phase incorporates the pre-design components of PROGRAM MANAGEMENT and SITE ANALYSIS services.These assist in clearly defining the project program to serve as the road map for the entire design and documentation process. The concept design illustrates the scale, form and relationships between the building components and communicates the critical design intent along with the general "image of the project".

In this phase, the project develops with input from engineers and design team consultants. Building systems and infrastructure are proposed along with the principal building infrastructure systems of mechanical electrical & plumbing (MEP). Schedules are established along with cost estimations and budget management.The concept design intent is refined accordingly.

It is at this phase when the general project design intent is consolidated. It is developed into design documents that will describe the character of each project component. The documents that are issued at the end of this phase establish the general design intent of the project.

This final design phase sets forth in detail the requirements for the construction of the project. The documents are refined to incorporate construction details and specifications. Quality levels are established and building systems are incorporated. The completed set of documents may also be used for the solicitation of construction bids.
